Commercial work starts on the phone, not at the door. That matters more on commercial doors than on houses. A residential deadbolt is a small family of parts. A commercial opening can be a narrow-stile aluminum door with a hookbolt and a mortise cylinder, a hollow metal door with a mortise lock body, a rim device with a rim cylinder and a vertical rod, or a wood door with a cylindrical lever set — and each one takes a different cylinder, a different cam, a different tailpiece. A phone call spends two minutes to save a return trip.

Aluminum storefront doors behave differently
The glass-and-aluminum door on the front of most Niceville commercial units is a narrow-stile door, and the stile — the vertical aluminum rail holding the glass — is often barely more than an inch and a half wide. Everything about the hardware follows from that. There is no room for a conventional deadbolt case, so the lock is a slim mechanism let into the stile: a deadlatch with a spring latch and a deadlocking plunger, or a hookbolt that throws a curved bolt sideways into the frame, which is what you want on a pair of doors with no fixed post between them.
Those mechanisms are driven by a mortise cylinder threaded into the face of the stile, with a cam on the back that pushes the mechanism. Change the cylinder and you have to match the thread, the length, the cam shape and the collar. That is why a hardware-aisle cylinder often will not work on a storefront door: it is the right idea in the wrong format.
The other storefront-specific failure is wear at the pivots rather than hinges. Narrow-stile doors usually swing on a top and bottom pivot set, and when the bottom pivot wears the whole door drops a few millimetres. The visible symptom is a lock problem — the key turns but the bolt will not throw, or the door only latches if you lift it. Mortise cylinders, rim cylinders, and what is in your door
Two words come up constantly on commercial calls and are worth knowing before you ring anyone. A mortise cylinder screws into a threaded hole and turns a cam; it drives mortise lock bodies and storefront deadlatches. A rim cylinder mounts through the door from the inside face and drives a device on the back of the door — most commonly an exit device — using a flat tailpiece rather than a cam. They are not interchangeable, and a door can carry both: a rim cylinder for the exit device and a mortise cylinder for a separate deadbolt or hookbolt.
Knowing which one you have decides how any change happens. Rekeying a storefront rarely means touching the lock body at all — the cylinders come out, get repinned to a new key, and go back in, which is why turnover work on a shopfront is usually a short visit. Replacing the hardware is a much bigger job than changing what the key does, and most of the time changing what the key does is all anyone actually wanted.
Cylinders also fail on their own. Salt-laden air off the bayou finds the small springs and pins inside a cylinder, and a keyway that has been sticky for months eventually stops turning at the worst moment. A cylinder that has begun to bind is a cheap part to change on a scheduled visit and an expensive one to change while a queue waits outside.

This is the single most under-rated commercial security problem, and it costs nothing to explain. A latch only secures a door if the door closes hard enough and square enough to drive the latch fully into the strike. If a door closer has lost fluid, has been backed off to stop it slamming, or is fighting an out-of-square frame, the door will drift shut, rest against the strike, and look closed to everyone walking past. It is not locked. A hand pushes it open.
The closer is a hydraulic arm with two or three adjustments: the main sweep speed, the latch speed over the last few inches, and often a backcheck that stops the door being flung into a wall. The latch-speed valve is the one that matters for security — it governs the final push that seats the latch. When people complain that a door slams, the usual response is to slow everything down, which quietly disables the part of the cycle that locks the building.
So the sequence on a commercial call is always the same: get the door hanging square, get the closer delivering a positive latch, confirm the latch fully seats in the strike, and only then judge the lock. Hardware fitted to a door that cannot close properly is money spent on the wrong end of the problem.
Exit devices and free egress
Panic hardware exists so that people inside can always get out under pressure, in the dark, without knowing anything about the door. Push the bar, the door opens. That principle drives the whole category and is why exit devices are never a place to improvise.
The common types are the rim device, where the mechanism latches into a strike on the frame; the surface vertical rod, which throws bolts into the head and the threshold and suits pairs of doors; and the mortise exit device, built into the edge of the door. Outside access is handled separately, by a trim with a rim or mortise cylinder, or by a pull with no outside operation at all.
What we get called to fix is almost always the same short list: the device latches but the outside trim will not release it, a vertical rod has drifted out of adjustment so the top bolt no longer engages, the dogging feature has been left engaged so the door never secures, or someone has added a secondary lock above the bar to stop a door being used at night. That last one is the dangerous one. Turnover rekeys and keeping control of a building
Staff change. Contractors are given keys for a week and keep them for a year. A management company hands over a building with an envelope of unlabelled keys and no idea how many copies exist. None of that requires new locks — it requires rekeying, and the distinction is worth money.
Rekeying re-pins the cylinder you already own so it accepts a new key and rejects every old one. The lock body, the finish, the door prep and the strike all stay. On a small commercial suite the whole exterior can be brought onto one new key inside a visit, and every key that walked out the door with a departing employee becomes a piece of scrap metal.
Two habits make this cheaper over time. Keep a written record of which key opens what and how many copies were issued to whom, so a departure means rekeying the doors that person could open rather than every door in the building. And decide in advance who is allowed to authorise a duplicate — most key sprawl is not theft, it is a well-meaning manager cutting a spare and never telling anyone. Master key systems: design the chart before cutting a key
A master key system is a hierarchy of keys planned as a single mathematical structure. At the bottom, a change key opens exactly one door — the one it was issued for. Above it, a master key opens every door in a defined group: a floor, a department, a building. Above that, a grand master key opens every group. Larger properties add a great grand master above that. Every cylinder in the system carries extra split pins so it accepts both its own change key and whichever masters sit above it.
The important part is that the structure is decided before any pinning happens. Designing a system means listing every door, deciding which doors belong in which group, deciding who holds which level, and then leaving deliberate room to expand — because the second you cut the first key, the available key combinations for that system are fixed by the keyway and by the pinning already committed. A system planned for exactly today's twelve doors turns into a headache the first time a wall goes up and door thirteen appears.
The output of that design is a bitting chart: the written record of every key combination in the system and which door each belongs to. It is the whole asset. Cylinders are replaceable; the chart is what lets a system grow, be audited, and be rekeyed selectively instead of wholesale. We keep a copy and you keep a copy.
Two design decisions get made at the same time. How deep should the hierarchy go — most small commercial properties need two levels, not four, and unnecessary depth burns key combinations for nothing. And where should cross-keying be avoided — deliberately allowing two unrelated keys into one door is sometimes the right answer for a shared utility room, but each instance of it weakens the system slightly and it should be a decision, not an accident. Inheriting a system nobody wrote down
Buying a business, taking over a lease, or replacing a property manager frequently means inheriting a master key system with no chart, no key records, and a bag of keys stamped with numbers that mean nothing to anyone still working there.
That is recoverable, and the recovery is a survey, not a guess. Every opening gets identified and listed. Every key in circulation gets tested and recorded against the doors it opens. The pinning in the existing cylinders can be read directly, which reveals what the original system was trying to be. Once the picture is on paper there are two honest options: extend the existing system if it was sensibly designed and has room left, or retire it and build a new one on a fresh chart, rekeying the existing cylinders rather than replacing hardware.
The one thing that is not worth doing is carrying on blind, issuing keys into a structure nobody understands. That is how a building ends up with a key that opens more than anyone realised.
Key control and restricted keyways
An ordinary commercial key can be duplicated almost anywhere by anyone holding it, which means the number of keys to your building is unknown and only ever grows. Key control is the practice of closing that gap.
The strongest tool is a restricted keyway: a keyway profile whose blanks are not sold on the open market, so duplicates can only be cut by an authorised source against a signature or an authorisation list held on file. Combined with cylinders built to resist picking and drilling, it converts "we think we know who has keys" into a list you can actually check. Some restricted profiles also carry patent protection, which adds a legal barrier to unauthorised blanks on top of the practical one.
Restricted keying is not free and it is not right for every door. A sensible pattern for a small commercial property is to restrict the openings that matter — exterior doors, the server or comms room, stock rooms, anywhere cash or records live — and leave interior office doors on standard hardware. Scheduling so you do not lose a trading day
Nearly all commercial lock work is planned work pretending to be an emergency. Rekeys, cylinder swaps, closer adjustments, exit device repairs and even a whole master key rollout can be done before a business opens or after it closes, with the doors secured continuously in between. It costs the same attention and saves a day of trade.
What makes an after-hours visit run cleanly is knowing the door count and door types in advance, having someone on site who can authorise key issue and take receipt of the keys, and agreeing beforehand what happens to the old keys — collected and destroyed, or retained under lock.
